Acceptance of Terms

By accessing and using the Sea OKI Collection website and booking any of our vacation rental properties, you accept and agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

Booking and Reservations

All bookings are subject to availability and confirmation. When you make a reservation, you enter into a binding contract with Sea OKI Collection. You must be at least 18 years old to make a booking.

Booking confirmations will be sent via email. Please review all details carefully and notify us immediately of any discrepancies.

Payment Terms

Payment terms include:

• A deposit is required at the time of booking to secure your reservation
• Full payment is due according to the payment schedule provided at booking
• All payments must be made in U.S. dollars
• We accept major credit cards and other payment methods as specified
• Additional charges may apply for optional services, damages, or violations of house rules

Cancellation Policy

Cancellations must be made in writing via email. Our cancellation policy is as follows:

• Cancellations made more than 60 days before check-in: Full refund minus processing fee
• Cancellations made 30-60 days before check-in: 50% refund
• Cancellations made less than 30 days before check-in: No refund

We recommend purchasing travel insurance to protect your investment. Weather conditions and personal circumstances do not qualify for exceptions to our cancellation policy.

Check-in and Check-out

• Check-in time: 4:00 PM
• Check-out time: 10:00 AM

Early check-in or late check-out may be available upon request and subject to additional fees. Please contact us in advance to make arrangements.

House Rules

Guests are expected to:

• Respect the property and treat it as their own home
• Adhere to maximum occupancy limits
• Keep noise levels reasonable, especially during quiet hours (10 PM - 8 AM)
• Dispose of trash properly and maintain cleanliness
• Report any damages or maintenance issues immediately
• Follow all provided pet policies if bringing pets
• Not engage in illegal activities on the property
• Not smoke indoors (designated outdoor smoking areas available)

Pet Policy

We welcome pets at our properties! Pets must be:

• Declared at the time of booking
• Well-behaved and house-trained
• Kept under control at all times
• Not left alone in the property for extended periods

Additional pet fees apply. Guests are responsible for any damages caused by pets.

Liability and Damages

Guests are responsible for any damage to the property or its contents during their stay. We reserve the right to charge for repairs or replacement of damaged items.

Sea OKI Collection is not liable for any injuries, accidents, illnesses, or losses sustained during your stay. We strongly recommend purchasing travel insurance.

Property Access and Maintenance

While we respect your privacy, Sea OKI Collection reserves the right to enter the property for emergency repairs, routine maintenance, or property inspections with reasonable notice when possible.

Force Majeure

Sea OKI Collection is not responsible for failure to perform our obligations due to circumstances beyond our control, including but not limited to natural disasters, government actions, or other events of force majeure.

Modifications to Terms

We reserve the right to modify these Terms of Service at any time. Changes will be effective immediately upon posting to this page. Your continued use of our services constitutes acceptance of any modifications.

Governing Law

These Terms of Service shall be governed by and construed in accordance with the laws of the State of North Carolina, without regard to its conflict of law provisions.
